CGIMMO

Property management software in Quebec

CGIMMO helps plex owners and property managers in Quebec centralize rentals, tenants, leases, renewals, rent tracking and reports online.

Software to manage your properties, not a management agency

CGIMMO is for owners of duplexes, triplexes, plexes and rental buildings, as well as managers handling multiple tenant files. The platform brings together useful information for day-to-day management in a web-based workspace.

You remain responsible for your decisions and tenant relationships. CGIMMO provides tools to organize files; it does not replace an appointed property manager or legal adviser.

Consistent property and tenant records

Associate apartments with their buildings, find tenant contact details and review the leases linked to each file. For a triplex, for example, you can distinguish units and tenants without mixing their documents or payments.

Organization accounts and permissions let you assign access to management features. The tenant portal provides access to information made available by the manager.

Leases, renewals and documents that are easier to find

Keep leases, addenda and renewals with the relevant file. PDF, signature and communication tracking features help retain documents and recorded steps, depending on enabled services and account permissions.

When preparing a renewal, find the dates and lease document before continuing with the platform workflow. The tools do not guarantee legal compliance; applicable rules must be checked for your situation.

Tracking rent, payments and arrears

Review expected rent, recorded payments and balances in tenant reports. A manager can identify a discrepancy for a period, review the file and prepare the appropriate communication.

Software tracking distinguishes recorded amounts from banking transactions. Payment and sending options depend on configured services; recording an amount does not automatically mean that a bank transfer has taken place.
